Essential Job Duties and
Responsibilities:
o Operates the property within the financial guidelines (The Budget)
o Makes recommendations to increase income, decrease expenses and grow net operating income
o Ensures property is leased at or above market occupancy and rent levels based on owners guidelines
o Ensures all property marketing is current, accurate, relevant and at its greatest effect
o Directs activities of all on-site personnel, office, maintenance, grounds and housekeeping
o On-site team management through hire, coaching, write ups and termination when needed
o Ensures adherence to all Monarch policies and procedures by the property team including all forms, leases, and other documents deemed standard for MIMG.
o Works hand in hand with the Regional Property Manager on a monthly budget review
o Generates weekly reporting to Regional Property Manager
o Keep, record and organize records and files based on company and legal requirements
o Responsible for signing all new and renewal lease documents as well as signing off on all new lease files
o Process all invoices generated by the property and insure they are paid in a timely manner
o Post, collect, track and manage delinquency of rental and other income
o Consistently attempts to collect Bad Debt prior to write offs
o Responsible for building and maintaining a community of residents through resident relations
o Ensures resident requests or complaints are responded to in a timely manner
o Ensure desired tenant renewals are being captured at the highest rate possible
o Other duties and special projects as assigned
Supervisory
Responsibilities: Hire, manage, train, coach and terminate when necessary all on-site personnel including but not limited to Assistant Property Manager, Leasing Agents, Maintenance Supervisor, Maintenance Technicians, Porters, Housekeepers, Groundskeepers, Pool attendants and related contract employees to assist in essential job duties and responsibilities.
Knowledge, Skills and Experience required:
o High school diploma or equivalent
o Must have 2
Years' experience in multi-family housing
o Must have excellent computer skills and be able to navigate industry software
o General knowledge of local, state and federal resident/property management laws/guidelines
o Ability to problem solve, make decisions and lead a team
o Have excellent verbal and written communication
o Excellent problem solving skills
o Be able to provide great customer service to our residents

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
