Job Title
Leasing Specialist - Residential

Reports to
Community Manager

Supervises
No Direct Supervision

General Duties:
1. To lease apartments at the highest effective rent level possible, while maintaining a strong customer service/satisfaction philosophy.
2. Maintain a courteous and helpful attitude to residents and potential residents.
3. To respond to resident request promptly and courteously and to help resolve resident issues.

Primary
Responsibilities:
1. To be aware of company and community policies and be able to explain them to residents and potential residents.
2. To have a comprehensive working knowledge of all lease related documents and be able to accurately complete the documents in a timely manner.
3. Maintain accurate resident files in accordance with the Company policy.
4. Enter into the computer data relative to residents and potential residents in accordance with the Company policy.
5. Assist in developing and maintaining a resident retention/renewal program in order to achieve optimum increases and conversion ratios.
6. Inspect apartments prior to move-in to ensure market ready status.
7. Assist in the leasing activities and resident relations.
8. To be aware of competitive communities rent levels and amenities.
9. To be aware of all community and area facts and statistics.
10. Assist in preparing the competitive market survey report as needed.
11. Greet new residents and assist with the move-in process.
12. Verify application data.
13. Qualify potential residents.
14. Show the model and available ready vacancies.
15. To participate in the coordination of community sponsored events.
16. To become certified as a Leasing Specialist through the Company in-house training program.

Qualifications:
A. Education
-Some college preferred

Requirements:
-Ability to read and write the English language in order to communicate with customers and to process company paperwork.
-Ability to work standard community hours with capability to work and additional fifteen (15) minutes daily prior to office opening.
-Capability to work in inclement weather.
-Dexterity to complete paperwork and operate office equipment.
-Typing proficiency required to complete lease related paperwork and resident correspondence.
-Own transportation.
-Telephone at home.

Experience:
This is an entry-level position in the property management field. Prior sales experience is a plus.Estimated Salary: $20 to $28 per hour based on qualifications.
